OpenTakeoff

From a PDF plan set to a waste-adjusted material order takes one browser tab: OpenTakeoff measures floors, walls, and fixtures at the drawn scale and never uploads a single drawing. Drag in a PDF, image, or zip plan set, view up to four sheets side by side, and search sheet text, while stitching joins floors split across a match line. Scale comes from the drawn scale note or a known dimension, and a check tool reports percent error before a wrong scale can skew a bid. Area, linear, and count tools carry condition colors, CAD hatches, waste percentages, and wall heights, and a marquee over the architect's finish schedule turns approved rows into conditions. Supporting materials convert coverage rates into rounded-up order quantities, and roll-goods mode lays out lanes, seams, and cuts to scale. Totals in SF, SY, LF, and EA export to CSV, JSON, Excel, print, or a marked-set PDF, while named revisions compare addenda as quantity deltas. Highlighters, revision clouds, callouts, and notes mark up sheets on a layer that is never counted, and dimension lines label measured lengths at the sheet scale. An MCP server with more than 50 tools lets AI agents open plans, set scale, and measure rooms, and each shape they draw stays a dashed proposal until a person accepts it. Running on a dedicated VPS on RepoCloud with guaranteed CPU, RAM, and SSD, full root SSH access, and a browser serial console. AGPL-3.0 licensed.

Benefits

  • Keep every plan on your machine
  • Plans are parsed in the browser tab and saved to local browser storage, so drawings are never uploaded, and the hosted site needs no database or user accounts.
  • Turn measurements into order quantities
  • Waste percentages, coverage rates for supporting materials, and roll-goods seam layouts convert measured square feet into rounded-up order quantities and a buy list instead of raw areas.
  • Catch scale mistakes before bidding
  • Auto-detected scale notes, calibration from a known dimension, and a check tool that reports percent error let estimators confirm each sheet before one wrong scale skews every quantity.
  • Let AI agents measure, humans approve
  • The MCP server lets clients such as Claude Code open plans and trace rooms, but their work stays pending as dashed proposals until a person accepts it in the canvas.

Features

  • Plan Set Ingestion
  • Opens PDF, image, or .zip plan sets in the browser, shows up to four sheets side by side, searches sheet text, and stitches sheets split at match lines.
  • Area, Linear, and Count Tools
  • Measures floor area, wall runs, and fixture counts with 45-degree angle lock and endpoint snapping, each assigned to a condition with color, CAD hatch, waste, multiplier, and wall height.
  • Schedule Import and Materials
  • Marquee a finish schedule to create conditions, then attach supporting materials with coverage rates; order quantities round up and flow into a materials buy list.
  • Roll Goods Seam Layout
  • Broadloom and sheet goods get lanes, seams, multi-roll splits, and order footage, with cuts drawn to scale over their rooms in cutting order.
  • Reports and Exports
  • Totals in SF, SY, LF, and EA, with and without waste, export to CSV, JSON, an Excel workbook, print, or a marked-set PDF for contractors.
  • MCP Server for Agents
  • Run npx -y opentakeoff-mcp to expose more than 50 tools over stdio, letting MCP clients open plans, set scale, measure rooms, and export marked sets.
